Steep topography, high-velocity drainage, debris attenuation, and related mitigation requirements create significant challenges for development. Difficult soil conditions can often require significant over-excavation, ground improvement, large retaining walls, and sophisticated foundation systems. Grading and related excavations for building foundations must be completed in accordance with the approved geotechnical report, and geotechnical recommendations must be incorporated in the project building foundation design. Grading and excavation limits can be affected by property lines and slope conditions. These considerations need to be identified and solutions developed early in the development process as the feasibility of the project is evaluated, and conditions of approval developed accordingly.
