m6 was retained to assist the City with the project management of the City Hall Annex Exterior Improvements. The exterior of the building is experiencing spalling of the concrete façade, resulting in visible voids and exposed rebar. The City desires to paint the building exterior and requested m6 to create a road map for the project completion. m6 reviewed structural as-builts and determined that the exterior concrete façade serves as the structural frame of the building. m6 recommended and developed a material testing program for the exterior to test the concrete for reactive aggregate and determine the cause of the spalling. Following the results and understanding of the condition of the exterior concrete, m6 coordinated with a concrete repair contractor and recommended addressing the spalling and providing spalling repair, as well as providing options for the desired colored surface treatment.  m6 is currently preparing the project bid specifications and bid documents.
